Online, Hotel Rates Define the "Quality" of Your Facilities & Service


"He, who reduces his rate, is the only one who knows what his product is really worth". The traveling consumer today is well informed. In the absence of first-hand knowledge of your facilities and service, your rates define your hotel in the marketplace. If you reduce your rates, you could be reducing consumer perception of your hotel.

If you never saw, touched, or drove a Mercedes Benz, its price tag sends a message of high quality, but it is only after you test-drive a Mercedes that can you determine its true value to you. On the Internet, it is what you say about your location, facilities, and service, in relation to your rates, which demonstrate your hotel's "value" to the consumer.


In a public forum, such as the Internet, your rates will either validate the quality of your hotel or diminish it. Most travelers are looking for the best value, not, necessarily, lowest rates. Value management is the process of positioning perceived benefits to meet or exceed posted rates. Your rates contribute to raising or lowering consumer perception of your property.


The Third-Party Travel / Hotel Franchise War

Just a few years ago, the Internet was in danger of becoming a hotel rate bargain basement. In order to compete with third-party travel aggregators, hotel franchises led a two-year campaign, which was based upon offering the lowest available rates on the Internet. They were convinced that lowest available rates would attract Internet visitors to their franchise booking portals and away from online third-party travel sites.  


Although franchises did gain some market share for their booking portals, they did not anticipate the collateral damage to their brand image and the huge bottom-line cost to their franchisees. Their strategy came very close to positioning the Internet as a form of bargain basement for hotels. Luckily, most franchises have since changed this strategy; it could have been lethal to our industry.


Now the hot topic is sleep quality; they finally get-it. This is a great way to boost consumer perceived value. As we used to say many years ago, "sell the sizzle, not the steak". Your online sales message should support the hotel stay experience; not simply the brick and mortar details of your hotel.


How the Internet is Used to Find Hotels

Let us look at how most Internet consumers find and select a hotel on the Internet.  Only about 20% of consumers search for hotels by brand; the vast majority search by location, special hotel features, then calculate the best hotel value. Your competition is then all those hotels returned in that search. How well do you compete with them?


This, of course, makes a great case for having a proprietary web site, which enables you to control all aspects of your online marketing.  


This dynamic is somewhat different from local offline competition selection. Do you know who your online competition is and how they position their hotel on the Internet; location, facilities, service, and rates? When you perform a generic search for hotels in your area, which hotels fare better than yours? We know that third-party travel sites typically dominate sponsored search results; how well is your hotel represented on their sites?  


Location and special hotel features are huge factors in the hotel selection process. Location will always be the first criterion for hotel selection. Unlike other industries on the Internet, consumers plan travel based upon visiting a destination; choice of housing is incidental to where they want or need to be.  


Setting or Re-setting Hotel Rates

Many hoteliers struggle with rate setting, especially during tough economic times. Conventional thinking might suggest that we can attract more guests by reducing rates. Reducing rates, however, has never increased demand.  


Position your rates to conform to your hotel's location within the marketplace and its facilities and services as compared to its competition. Rates should make sense to the consumer. Perception is reality; if rates appear to be "too good to be true", they usually are too good to be true.  


Evaluate Your Online Competition

Hotels should never develop rates in a vacuum. Many independent hotels tend to set rates based upon their own facilities and services without considering their online and offline competition. On the Internet, your competition is set within generic search results. To dominate your competition on the Internet, one needs a good rate assessment of the competition to determine your hotel's rightful market position.  


For those hotels fortunate enough to be in a Smith Travel Research market, there is no better guide for market positioning than their STR reports. Check them out on their web site. For a very modest fee, they can provide you with valuable market data.


IHG begins roll out of new style Holiday Inn hotels globally

IHG announces the first European Holiday Inn hotels to open as part of the US$1 billion global relaunch of the Holiday Inn brand family. 11 Holiday Inn and Holiday Inn Express hotels across Europe, Middle East and Africa (EMEA) - plus 19 in the United States and six across Asia Pacific - have been chosen to road-test the changes to the world's biggest hotel brand, which includes new bedding, new shower experience and, for the first time, a signature scent and sound package. The first two to open in Europe, both in the UK, are the Holiday Inn London Heathrow and the Holiday Inn Farnborough.

These will be followed by hotels in Germany, Italy, France, the United Arab Emirates (Dubai), China, Thailand and Australia. Following customer feedback and extensive staff training over the next few months, the hotels will be fully relaunched by July. Of the 19 hotels road-testing the changes in the US, 16 are already open, including hotels in New York, Washington and Los Angeles.


The first hotels will showcase the new brand hallmarks and signage in order to gather owner and guest feedback, prior to the full global roll-out, scheduled for completion by the end of 2010.


All Holiday Inn hotels will be required to implement the relaunch programme to create a more contemporary brand image, increase quality and drive consistency.  The relaunch will incorporate new service standards, redesigned entrance and reception areas as well as refreshed guestrooms.


The new brand signage will be installed at hotels only once they have implemented the relaunch programme. All 4,000* Holiday Inn hotels are expected to have implemented the relaunch programme by the end of 2010.


By better delivering on guest needs and expectations, IHG expects the relaunch programme to allow Holiday Inn hotels to generate significantly higher revenue per available room (RevPAR), and secure an enhanced return on investment for their owners. Together with IHG, owners and franchisees will invest up to US$1 billion over a three year period to carry out the brand relaunch to meet the required service and quality levels. IHG will invest US$60 million as part of this to support the launch.


Speaking at IHG's EMEA conference in Farnborough this week - attended by more than 1,500 hotel owners, managers and investors - Kirk Kinsell, President IHG EMEA, said: "After all the meticulous planning and detailed dialogue with owners, it was a fantastic moment when the old Holiday Inn signage came down at both the London Heathrow and Farnborough Holiday Inns - and the new signage went up.


"This is a pivotal point in a mammoth journey for the world's largest hotel brand; throughout Europe, Middle East and Africa alone we have more than 500 hotels, with more than 120 in development. The size of this task cannot be underestimated; nor the skills and expertise of everyone involved.


"Stepping into one of the new reception areas, seeing, hearing and smelling the new brand is a powerful experience; one which heralds the beginning of a new era for the world's most iconic hotel brand."


Established in 1952, Holiday Inn is one of the world's most recognised hotel brands with more than 410,000 rooms (3,189 hotels) open and a development pipeline of more than 127,000 rooms (1,077 hotels).


In EMEA IHG has an operating portfolio of 335 Holiday Inn (52,842 rooms) and 182 Express by Holiday Inn (19,380 rooms) properties, with 127 hotels in the combined development pipeline. Holiday Inn is the largest full-service hotel brand in the UK, with 117 hotels (17,432 rooms), and also the number one hotel for business travel in Europe. Express by Holiday Inn currently numbers 113 properties (11,866 rooms) in the UK.


The Holiday Inn brand first entered Europe in Leiden, The Netherlands, in 1968, with the first UK property opening in Leicester in 1971.  


The Holiday Inn London Heathrow is operated by BDL Management Ltd, which has developed a number of IHG properties across the UK including Crowne Plaza, Holiday Inn and Express by Holiday Inn brands.


BDL's Chief Executive Officer, Louis Woodcock, said: "The relaunch of the Holiday Inn family of brands is great news for BDL and our investors; we fully endorse IHG's strategy and programme - and are very pleased Holiday Inn London Heathrow is one of the two first test hotels not only in the UK, but across the whole Europe, Middle East and Africa region. Seeing the new hallmarks installed at our hotel shows the great impact customers can expect from the relaunch; we look forward to deploying the programme across all our hotels."


The Holiday Inn Farnborough is operated by LRG Acquisition Ltd. In 2005, LRG Acquisition - the consortium co-led by Realstar Group which also includes Lehman Brothers Real Estate Partners and GIC Real Estate (a subsidiary of the government of Singapore) - acquired 73 Holiday Inn and Crowne Plaza UK properties.


According to Realstar Group's Chairman, Jonas Prince, "Realstar is very supportive of this important IHG initiative to update the Holiday Inn brand so that it is more competitive, contemporary and impactful in the marketplace."

Elements of the relaunch programme include:

- NEW LOGO & SIGNAGE: The iconic Holiday Inn logo is changing, with a new typeface, more vibrant green colour and a more contemporary design. The redesigned logo will also be incorporated into design elements throughout hotel lobbies and guest rooms.

- NEW ARRIVAL EXPERIENCE: This will include: new landscaping features including simple, stylish plant pots and outdoor seating; de-cluttered reception areas with contemporary desk-top lamps and clean, stylish signature back walls. Two of the key features of the welcome experience will be signature scents and music play list in reception areas.

- REFRESHED GUEST ROOM: A greater sense of comfort and ease will be created by an updated and de-cluttered bedroom and bathroom. Features will include signature bed throws and pillow wraps detailing choices from a pillow menu to allow guests to select pillows to best suit their preferences. Bathrooms will feature enhanced amenities including a signature shower curtain with curved rod giving more light and space in the shower, plus an elegant toiletry caddy.

No competition with Dubai for tourism cash - Abu Dhabi


Abu Dhabi is not looking to compete with Dubai for tourism revenue, the chairman of Abu Dhabi Tourism Authority (ADTA) told ArabianBusiness.com on Sunday.

Sheikh Sultan bin Tahnoun Al Nahyan said Abu Dhabi was focused on attracting "five-star travellers" and would not target the mass tourism market.


Sheikh Sultan said the emirate wanted to tap niche markets where visitors would spend "10 times more" than average tourists.


"It is not about mass tourism here [in Abu Dhabi]. We are focused on the niche markets. But you need to remember one cultural visitor might spend 10 times more than a holiday visitor would spend," he said, speaking on the sideline of the launch of the ADTA's five-year plan for Abu Dhabi's tourism industry.


The ADTA said it would focus on beach, nature, culture, sports, adventure and business tourism.


Sheikh Sultan said Abu Dhabi was taking a "managed approach" to its tourism industry.


He said the emirate had looked from the Indian subcontinent to North Africa to learn from other countries' tourism strategies.


Under the five-year plan, Abu Dhabi plans to increase the number of hotel rooms in the emirate to 25,000 by the end of 2012 to cope with a projected 2.7 million annual tourists.


The ADTA said the figures were a significant increase of previous forecasts made in 2004, which projected 21,000 hotel rooms and 2.4 million tourists by 2012.


Currently Abu Dhabi has around 12,000 available hotel room and 1.4 million tourists visiting the UAE capital annually.


To spur this growth, the ADTA said it planned to open international offices in seven countries by 2012, including Australia, China and Italy. The ADTA already has offices in the UK, Germany and France.


The authority plans to roll out some 135 initiatives aimed at enhancing "product integrity", including the introduction of a new hotel classification star rating system, it said.


Visa restrictions will be simplified as well to make it easier for people to visit the emirate, it added.


Abu Dhabi is currently building numerous tourism attractions, including the Yas Island Formula One race track, the boutique Desert Islands Resort on Sir Bani Yas Island and the Qasr Al Sarab desert retreat in the Liwa Desert.


The emirate is also building five museums on Saadiyat island, including the Louvre Abu Dhabi, the Sheikh Zayed National Museum, the Guggenheim Abu Dhabi contemporary arts museum, a performing arts centre, a maritime museum and a number of arts pavilions.

The new concept is to coincide with the second annual Gulf Incentive Business Travel and Meetings (GIBTM) exhibition taking place in Abu Dhabi from 8-10 April.

Providing an exceptional venue for high-level meetings, and incentives activities with an edge, the hotel has created two bespoke 'Alpine Meeting' packages that provide delegates with a refreshing new experience of snow and sun, whilst engaging in business. Set to be the 'coolest' venue in Dubai, the hotel's recently launched Ski Chalets are an especially elite location for meetings that require impact. The day Ski Chalet Meeting package, kicks off with a one-hour group ski lesson at Ski Dubai followed by the use of a Grand Ski Chalet, with boardroom set-up for up to eight delegates, complimentary breakout rooms and butler service throughout the meeting. AVIATION, TOURISM IN ‘DANGER ZONE’ - KPMG

Six major industry sectors are in particular danger from climate change risks, claims professional services organization KPMG. Aviation, healthcare, tourism, transport, oil and gas and the financial services sector all feature in the “danger zone” in a report on climate change risks from KPMG – meaning that they score highly on the risks which face them yet score poorly in terms of their preparedness to face these risks. Financial institutions are particularly exposed to climate risks through their investment portfolios and through the risk to reputation as consumer awareness grows.

In addition, KPMG claims that the 18 sectors included in the report – even the three deemed to be in the “safe area” – are not sufficiently prepared to deal with the new risks associated with climate change. The climate change risks that companies should be paying more attention to are physical, regulatory and reputational risks as well as the emerging risk of litigation; yet the scope and potential impact of these risks appears to be under-estimated across all sectors.

Commenting on the findings of the report, Alan Buckle, chief executive of Advisory KPMG Europe, said: “We have looked at business sectors right across the global economy and we found that there are huge differences between sectors in terms of the relation between climate change risks and risk preparedness. Industries may be relatively safe, they may be in the danger zone, or they may be in between - but wherever they are, risks tend to be underestimated.”

The report, entitled “Climate Changes Your Business” is some of the most comprehensive analysis of its kind to date. Its findings are based on a review of 50 authoritative published studies addressing the business risks and economic impacts of climate change at sector level. The published reports have been analyzed and a ‘risk score’ for each sector has been assessed. At the same time, the business sectors have been rated according to their preparedness for climate change impacts. Preparedness was measured using data compiled in the latest completed round of the independent Carbon Disclosure Project.

The report grouped sectors into three areas, dependent on the risks they face and their preparedness (see below). Due to the way the figures were compiled, these rankings effectively represent what financial institutions and businesses themselves think about climate change risks.

While the oil and gas sector is far better prepared than any of the other sectors in the ‘danger zone’, the climate change issues it faces make it the riskiest of all the 18 sectors. By contrast, transport is a far less risky sector but its level of preparedness is the worst of all the 18.

However, further analysis of the results by KPMG suggests that even the sectors in the “safe haven” may not be as safe as they would like to think. Alan Buckle continued: “Take a sector like food and beverages for example. This is supposedly a low risk sector yet recent events have shown that this industry is highly vulnerable to climate related risks such as increases in agricultural input costs. The idea therefore that this sector is relatively safe from climate change effects is likely to reflect a significant under-estimation of risk.”

“When considering how businesses report on these risks, it is striking that businesses consistently appear to gloss over certain climate risks even where they have well-established management techniques for dealing with other forms of risk.”

“Some risks are now materialising regardless of the actual rate of climate change, gaining a dynamic and pace of their own.
